JRA also has high return investment and equity participation properties available to qualified, accredited investors. At our client's request, we will not publicly advertise a property's availability or identify the owner. Buyers should call or send an email stating your financial capabilities and buying criteria: property type and desired location; square footage; acreage; cap rate; acceptable price range; and whether you are a principal, advisor or broker. Include your name, company name, address, telephone number, and fax number. A signed "Working with Real Estate Agents" form is required by JRA from all buyers or sellers. A signed confidentiality agreement may be required on some properties and portfolios. Brokers are protected, however some sellers require that the buyer pay the commission. Property details are sent by email in Acrobat Reader PDF format. No representations or warranties, expressed or implied, are made with regard to any offering or the material provided. Properties may be withdrawn at any time, re-priced, or terms changed, without prior notice.
SELLER SERVICES - JRA has national and international buyers actively looking for properties throughout the United States and overseas. Within minutes of a prospective buyer's inquiry, JRA will put complete details of a property in front of your potential buyer while their interest is fresh on their mind. Property owners can include an unlimited number of pages of information: color photographs; color aerials; color maps that pinpoint your property's precise location; detailed rent rolls; site plans or surveys; detailed financials; address specific demographics and traffic counts; credit tenant business descriptions and financials; and anything else that puts your property above the rest. JRA will effectively summarize your property's key points and provide additional collateral material on your property. You will reduce your marketing costs substantially by virtually eliminating the need for expensive brochures. JRA will reduce your documents from megabytes to kilobytes, speeding up email transmissions, saving time and money while eliminating the possibility of not reaching potential buyers. JRA will email your prospects one concise easy to read portable document file (PDF) and your buyers will receive complete details on your property days before the hard copy package arrives from the seller of a competing property. Your property will be in front of buyers within minutes of their request. If you don't want to talk to the buyers, the brokers, and those who can't afford your property, but only want to review real offers, JRA provides the solution. Sellers may approve all electronic marketing materials, and set distribution and confidentiality requirements. JRA will screen prospective buyers and at your request, we will not publicly advertise your property's availability or identify you as the owner of the property until a Letter of Intent (LOI) has been accepted by you.
